Q: Will there be any streetscape/boulevard improvements along Perth Avenue?
A: Yes, the proposal includes extending the existing sidewalk and the planting of four large deciduous trees and shrubs along the Perth Avenue boulevard. This improved landscaping will not only enhance the streetscape but provide pedestrians with better access to Bloor Street West.
Q: What is the proposed tenure for this project?
A: The development proposal is for purpose-built rental suites with the intention for 72 Perth Inc. to hold and manage the asset once stabilized.
Q: Will there be affordable housing included?
A: Yes, we have entered into a partnership with WoodGreen Community Services to deliver 13 affordable rental housing units as part of this project. The rents for the units will be secured per the definition of “income-based affordable rent”, meaning the total monthly shelter cost is at or below the lesser of one times the average City of Toronto rent (as reported by the CMHC) or 30% of the before-tax monthly income of renter households in the City as follows:
Studio units: one-person households at or below the 50th percentile income;
One-bedroom units: one-person households at or below the 60th percentile income;
Two-bedroom units: two-person households at or below the 60th percentile income; and,
Three-bedroom units: three-person households at or below the 60th percentile income.
Q: How many parking spaces are being proposed as part of this development project?
A: A total of 42 parking spaces (38 for residents including one car share space and 4 for visitors) will be provided throughout the ground floor and at P1 level. There are also 26 short term and 233 long term bike parking spaces being proposed which meets the Tier 1 Toronto Green Standard requirement.
Q: Will there be a dedicated access point to the West Toronto Rail Path provided as part of the development proposal?
A: Yes, as part of this redevelopment, we are planning to convey 133 sq.m. of land (treated as park land contribution) to the west of the site adjacent to the existing West Toronto Rail Path. The City intends to utilize this conveyed land to widen the West Toronto Rail Path at this location, similar to what has been done for the developments south of the site.
